Executed Contract to Close Service & Beyond
Tier 1 ~ Just the Dates $75
Date reminders only! Notifications (text, email, or both) sent three days, one day, and the day of deadlines.
Tier 2 ~ Tier 1 PLUS Communication and Coordination $250
Open file with title.
Welcome email to all parties (agents, clients, title company, etc.) including important dates & executed contract information.
Weekly email updates detailing what has happened the past week, what is coming up in the next week, and any adjustments to the closing date.
Notify lender, title company, agent's clients, and others about amendment and contractural changes.
Verify earnest money and option fee have been deposited with title; obtain receipt and send to agent and client.
Arrange inspection date and time if agent desires.
Maintain ongoing communication with title company and lender about appraisal.
Maintain ongoing communication with title company about survey.
Order Home Warranty as per contract if requested.
Maintain communication with title that survey has been ordered (if required).
Maintain communication with title that HOA docs have been ordered (if applicable.)
Schedule, coordinate, and confirm final walk-through with all parties (if desired).
Inform all parties regarding closing (date, time, etc.). Arrange closing day and time if agent desires.
Three personalized and agent-branded checklists sent to agent's clients:
1st - sent 2 weeks before closing regarding address changes, packing tips, etc.
2nd - sent 1 week before closing regarding scheduling movers, utility changes, etc.,
3rd - sent two weeks after closing regarding year-long maintenance suggestions
Communicate with buyers/sellers that they are aware of documentation and funds necessary for closing via the title company.
Send out emails asking for client reviews for the agent. (This request can be sent when the maintenance checklist is sent.)
Please note: Tier 2 does not include any document or paperwork management.
Tier 3 ~ Tier 1 & Tier 2 plus Document and Paperwork Management $325
Organize documents on dotloop.
Doublecheck documents for dates, signatures, initials, etc. before sending to compliance.
Write small amendments and disclosures to the contract.
Provide a personalized handbook for buyers/sellers detailing information concerning the steps involved in buying/selling their home after the contract has been executed. Handbooks are personalized to the client(s) and branded to the agent.
Upload documents to KW Command.
Submit documents to KW compliance.
Complete and submit CDA for agent. (Agent is required to approve before the CDA will be submitted.)
Send all documents post-closing to clients and agents (if desired).
After closing, place clients on the following Smart Plans on KW:
1 month follow-up
3 month follow-up
6 month follow-up
1 year anniversary (set to recur each year)
Neighborhood Nurturer
(happy birthday if possible)
The Inky Elephant will not . . .
- Write contracts and/or negotiate on behalf of clients in agent's place.
- Review settlement statements.
- Open and/or close properties for any reason, including clients, inspectors, and others.
- Attend closing.
Fee Schedule
- Tier 1: Just The Dates $75.00
- Tier 2: Tier 1 plus Communication and Coordination $250.00
- Tier 3: Tier 1 and 2 plus Document & Paperwork Management $325.00
Payment is expected at closing.
