What We Offer
Residential Listing Services / Tiered include . . .
Tier 1 - $125 Strictly MLS
Tier 1 is for agents who already have the contract and necessary addendum and disclosures filled out and signed by their client.
Upload listing to MLS, including descriptive copy, pictures, and pertinent documents. (Listing will be saved as "incomplete.")
Schedule photographer/videographer when house is ready if requested by agent.
Schedule a staging consultation if requested by agent.
Send MLS listing to clients for approval (after agent approves of listing).
Inform agent that clients have approved the MLS listing and it is ready to go LIVE.
Provide 2 flyers (property and/or open house, any combination) with unlimited minor changes for the life of the property contract.
Tier 2 - $150 Tier 1 PLUS Document Management
Tier 2 is for agents who already have the contract and necessary addendum and disclosures filled out and signed by their client but want someone to manage those documents in Dotloop and their document management system (for ex., Keller Williams Command).
Tier 2 includes ALL of Tier 1 services PLUS . . .
Review documents/addendums/disclosures to be sure they are fully executed with dates, signatures, intials, broker information, etc.
Organize all documents, etc. in Dotloop.
Upload all documents, etc. to broker management system (for example, KW Command).
Submit all documents, etc. to broker compliance system (for example, KW compliance).
Work with agents to ensure documents meet compliance standards (KW).
Tier 3 - $200 Tier 1 and Tier 2 PLUS Document Preparation
Tier 3 is for agents who need their documents, addendums, and disclosures filled out in addition to needing the property submitted to the multiple listing service.
All of Tier 1 and Tier 2 services PLUS . . .
Complete required listing documents, addendums, and disclosures concerning the property.
Send completed documents to client for signatures (after agent approval).
Create a property information book with at least the following pages: about the agent/team, about the broker, about the school district and a list of schools, a list of area private schools and local daycares, a list of local community buildings and parks, and the seller's disclosure. Agent has opportunity to request more information if wanted.
Please Note: For Tier 3 - the MLS listing will not be started until after the agent's client(s) have signed the contract.
Residential Listing Services / A La Carte services include . . .
A La Carte 1: Just the Documents (Preparation and Management) $150
This service is for the agents who do not mind posting to the MLS, but who would prefer some help with preparing contract documents and managing them through KW Command and Compliance.
Complete required listing documents, addendums, and disclosures concerning the property.
Send completed documents to client for signatures (after agent approval).
Review documents/addendums/disclosures to be sure they are fully executed with dates, signatures, intials, broker information, etc.
Organize all documents, etc. in Dotloop.
Upload all documents, etc. to broker management system (for example, KW Command).
Submit all documents, etc. to broker compliance system (for example, KW compliance).
Work with agents to ensure documents meet compliance standards (KW).
The agent is responsible for:
Completing all intake forms.
Reviewing and approving the contract and contract documents before client(s) sign.
Explaining the contract and contract documents to their client and answering any questions.
Reviewing and approving the MLS listing before making it LIVE.
Changing the MLS listing status from incomplete to LIVE.
Fee Schedule
Tier 1: $125 | Tier 2: $150 | Tier 3: $200 | A La Carte 1, Just the Documents: $150
All fees must be paid upfront before work begins.
Payment can be made via Cashapp, Paypal, or Zelle.
Contracts to be completed within 48 hours not including weekends, contractural changes, and failure for agent to review documents or listing in a timely manner. For Tier 3 contracts, the MLS listing will not be started until after the contract documents have been signed by the client.
NOTE: If the MLS property for which services were rendered and paid - Tier 2, 3, or A La Carte 1 - go under contract and if the agent chooses The Inky Elephant to service that contract through the Executed Contract to Closing and Beyond service, a $50 discount on that service will be given.
